Spin-off Puts Starwood at the Top of the Industry

Last Tuesday, October 28, Starwood Vacation Ownership announced that the big spin-off had gone through. Starwood Vacation Ownership will be acquired by Interval Leisure Group (ILG) who also owns exchange subsidiary, Interval International. The transaction was not a total surprise. Starwood Hotels & Resorts, the parent company of the Westin, Sheraton and W Hotel brands, had announced in February 2015, that they would be looking to spin off its vacation-ownership business into a separate company. In a just released letter to owners, the company stated that the spin-off would, "put Starwood at the forefront of the industry, and would offer owners even more choices for unique and memorable vacation experiences."

Starwood offered assurances in a letter to owners that they will continue to be the exclusive provider of vacation ownership for Westin and Sheraton brands, and will still provide all the features and benefits of current ownership. Access to Starwood Preferred Guest® (SPG) program, current guidelines and fees, exchange rules reservation rights and all exchange options will all remain the same.

The letter also stated that five transferring Starwood properties are part of the transaction: The Westin Resort & Spa, Los Cabos; The Westin Cancun Resort & Spa; The Westin Resort & Spa, Puerto Vallarta; Sheraton Kauai Resort; and Sheraton Steamboat Resort. These resorts are anticipated to provide additional inventory for owners over time.

Starwood says ILG is committed to invest in new Westin and Sheraton properties. In 2016, the Westin St. John Resort is scheduled to convert 96 poolside hotel rooms into vacation ownership villas. The Westin Nanea Ocean Villas on Ka’anapali Beach in Maui, is currently under construction and due to open in 2017.

On the same day that Starwood made its spin off announcement, the Wall Street Journal ran an article that stated, "at least three big Chinese companies are competing to win Beijing's approval to bid for Starwood Hotels & Resorts Worldwide Inc. According to people with knowledge of the discussions, it could be the largest-ever Chinese takeover of a U.S. company." The article said that the Chinese government might discourage bidding for Starwood if the price is considered too high. The interest in Starwood is the latest sign of China's global ambitions in the hospitality sector. The report sent Starwood stock soaring.

In related events, around the time the spin off was first announced in February 2015, Starwood Chief Executive Frits van Paasschen, left under pressure. Paasschen failed to move quickly enough to increase the number of hotels in the Starwood system through franchise or management agreements, according to Starwood Chairman Bruce Duncan. In April 2015, Starwood hired investment bank Lazard to help the company explore strategic alternatives such as a sale or merger. Its decision to explore strategic alternatives to create value, sparked speculation of the potential for broader merger activity in the hotel industry. 

The latest news on Thursday, October 29, showed shares of Starwood Hotels and Resorts Worldwide continuing to soar following a report by CNBC that Starwood is in merger talks with Hyatt Hotels and a deal could be a week away. Hyatt management would take control of the combined company if the deal goes through. We can't wait to see what happens next! Whatever the future brings for the company, it looks like big changes are in the works.

News of Strong Growth in the Timeshare Industry - Time to stop Being Defensive and Promote the Positive

In the past, the timeshare industry has received its share of negative reports. But these days, it’s hard to find a negative story about timeshares. With all the new information showing that timeshare is strong and getting stronger, it’s time stop to being on the defensive and start promoting the positive. The organization that is the strongest advocate for the industry, The American Resort Development Association (ARDA), calls its communication committee, the Reputation Management Committee. Why call communications reputation management unless you have issues that need managing? With this month’s latest report from ARDA showing the timeshare industry’s impressive growth and positive impact on the U.S. economy, managing issues is definitely not the issue it used to be.

Much Good News to Share

The timeshare industry made a $68.7 billion contribution to the U.S. economy in 2013.  That’s based on ARDA’s report compiled by Ernst & Young—the Economic Impact of the Timeshare Industry on the US Economy 2014 edition.  Other impressive statistics in the report show timeshare providing 437,000 full and part-time jobs, $23.6 billion in salaries and wages, and $8.5 billion in tax revenue. That’s big news to share with the world.  

Entire Communities Benefit from Timeshare Owner and Guest Stays

ARDA’s report also shows that in 2013, out of a total $10 billion spent by timeshare owners and guests during their resort stays, $7.9 billion was spent off-site in the communities where the timeshare resorts were located. More good news to share with the communities who provide services to the resorts.

Interval International’s Second Quarter Growth Supports ARDA Report

Interval International’s recent second quarter performance results support ARDA’s report of strong industry growth. The company, a global provider of membership and leisure services to the vacation industry, announced record second quarter consolidated revenue—an increase of 14.8%.  Other performance highlights of the second quarter include: a 128.4% increase in management and rental segment revenue (excluding pass-throughs) and the affiliation of 24 resorts. It’s all very good news for members that rely on Interval International’s exchange program to access world-class resorts, and for developers who depend on the company for access to valuable resources needed during the development process.  

Keep the Momentum Going

All indicators show that the vitality of the timeshare industry is headed in the right direction. Let’s keep the momentum going and spread the good word about our industry. We still have to keep aware of the scammers that show up in any industry to give it a bad name, but we don’t need to concentrate on the negative when there is so much that is positive about timeshare.





Exchanging - The First Component to Timeshare Flexibility

Before there were points, split weeks, and rental programs, there was exchanging. Exchanging was the first component to make timeshare more flexible. Timeshare owners could now exchange their own unit with another owner of an equivalent unit at an affiliated resort within the system.  Through the process, more travel options and exciting locations became available to timeshare owners.  Resort Condominiums International, Inc. (RCI) celebrating 40 years of holiday exchange this year, was once the only game in town.  Now, many more exchange companies offer timeshare owners the flexibility and choice of exchanging vacations.

Exchange Companies

RCI

RCI does deserve to be wished a happy birthday for getting it all started in 1974 with their RCI Resort Recognition program for holiday exchange. They followed it up, with other noteworthy innovations such as RCI Points (the first points-based exchange program), the Registry Collection (the world’s first luxury exchange program), and RCI TV (the first shared holiday ownership online video network). The company also lays claim to the first mobile version of an exchange website and to introducing trading power transparency.

Interval International

Interval International could be considered the Avis of the timeshare industry. Just like the car rental company, Interval International is smaller but strong. In operation since 1976, the company features a choice of hundreds of resorts in more than 75 countries. Promoting the power of exchange, Interval International has many tools to help owners "make the exchange they want, when they want it." Those tools include their Exchange Tracker, an interactive travel-planning tool that displays exchange and getaway activity throughout Interval’s network. Exchange Tracker has an interactive world map feature that allows exchangers to click on the pin for their chosen location to find resort details, photos and recent exchange activity.

DAE

DAE (Dial an Exchange) bills itself as "the world’s largest privately-owned global timeshare provider servicing the entire vacation ownership market, from timeshare weeks, to points club owners and fractional ownership." DAE also advertises itself as one of the most easy to use exchange companies, with the lowest transaction fees and no complicated rules to wade through. Whether exchangers start by banking first or finding a vacation first, DAE’s website is straightforward, and quick. Without having to bank a week, exchangers can extend a vacation with low cost rentals and Bonus Weeks.

Trading Places International

Another exchange company with many years (35+) of experience is Trading Places International (TCI). The company’s philosophy is to focus on the 20% of high-demand vacation destinations that 80% of owners desire. According to TCI, as well as offering traditional fees for domestic and international resorts, it offers its members a unique option to exchange back to the exchanger’s home resort at a reduced exchange fee. TCI has a full-service travel agency onsite at its corporate office.

Internal Exchange

Many timeshare companies offer timeshare flexibility with their own internal exchange programs. Membership at one resort gives owners the freedom to trade for time at other resorts in the resort family. Now that many resort families have locations all over the world, ownership at one resort opens the way to many additional vacation choices. One company with an internal exchange program is Grand Pacific Resort’s Grand Pacific Exchange (GPX). According to Grand Pacific, "GPX was started a decade ago as a resource for its owners to experience other Grand Pacific Resorts directly without using the larger exchange companies." All Grand Pacific owners may use GPX as their primary or secondary exchange program. Hilton Grand Vacations, Wyndham, Marriott are just a few of the other resort families with internal exchange programs.
Internal or external…whatever the preference, exchanging enhances and broadens timeshare ownership by opening up a world of travel experiences, and making the timeshare experience much more desirable.



Interval International Adds Encontro Das Aguas Thermas Resort in Central Brazil

Interval International, a prominent worldwide provider of vacation services and an operating business of Interval Leisure Group, announced the affiliation of Encontro Das Águas Thermas Resort, in Caldas Novas, Goiás.

The city is home to one of the largest hot-spring aquifers in the world, making it a very popular destination in central Brazil.

“We’re excited to enter the shared ownership industry and collaborate with Interval, a company known for its quality network and consumer benefits,” said Ricardo Assuncao, partner in RMEX Construtora e Incorporadora Ltda., developer of the resort.

“Our objective is to make our resort one of the area’s finest and we look forward to hosting Interval members who will be able to enjoy the many treasures of Caldas Novas,” Assuncao said.

Encontro Das Águas is currently under construction and expected to be completed early next year. Plans call for the resort to include 384 one- and two-bedroom units in three buildings. Each will feature elegant modern décor, contemporary furnishings, fully equipped kitchen, and high-end electronics.

“It’s a great pleasure to be working with Ricardo and his partners who have been active in real estate in Goiás for many years,” said Marcos Agostini, Interval’s senior vice president of resort sales and business development for Latin America.

Among the wide range of amenities and services the resort will offer are a gourmet restaurant, 24-hour room service, spa and sauna, fitness center, indoor and outdoor swimming pools, and cinema.

Activities available nearby include boating, jet skiing, and hiking.

Notable attractions in Caldas Novas are a Japanese Garden built in the Buddhist tradition, the 47 square-mile Serra de Caldas Novas State Park, and the Church of Our Lady of Sorrows, which dates from 1850 and is one of the oldest buildings in Caldas.

Interval International, a prominent worldwide provider of vacation services and an operating business of Interval Leisure Group, has announced the addition of Azul Beach Hotel by Karisma on Mexico’s Mayan Riviera.

This property joins Azul Sensatori and Azul Fives Hotel & Private Residences, also part of the Azul
brand of Gourmet Inclusive® properties operated by Karisma Hotels & Resorts, in Interval’s global exchange network.

Interval International, a leading global provider of vacation services and an operating business of Interval Leisure Group, has affiliated Hotel Savoy on the Portuguese island of Madeira to its global exchange network.

Upon completion in 2014, it will include 246 timeshare apartments, ushering in the second chapter of the vacation ownership product for Siet Savoi SA, the developer of the successful Royal Savoy, affiliated in 2002.

Interval International’s U.S. Members Traveling More for Leisure and Staying Longer According to Recent Study

Interval International, a prominent worldwide provider of vacation services and an operating business of Interval Leisure Group, has announced that its U.S.-resident members traveled approximately 24 nights per year for leisure purposes during the last 12 months, and report average annual household income of $121,550, more than twice the median household income according to the U.S. Census Bureau.

In addition, approximately 18 percent indicated that they are likely to purchase additional vacation time in the future. These are some of the findings from the Interval International 2013 U.S. Membership Profile, which was prepared to assist Interval in developing benefits, products, and services.

The observations from the online survey detailed in the report may also be useful to resort developers and prospective industry entrants in designing their products and sales and marketing strategies.

“We’re very pleased to share these positive results that are reflective of an improving U.S. economy,” said Bryan Broek, Interval’s senior vice president of resort sales and business development for the U.S., Canada, and Caribbean.

“We’re seeing member income levels hold steady and an increase in the nights they’re traveling for leisure, and in length of stay,” Broek said

More than half (53.5%) of respondents own more than one week of shared vacation ownership time or its equivalent. Of those likely to purchase more vacation time, approximately one in three (33.2%) indicated that they would be most interested in buying in Florida.

The next most desired states are Hawaii (26.5%) and California (20.8%). Those wanting to purchase additional vacations remain most interested in the two-bedroom configuration, with nearly two-thirds (67.2 percent) citing that preference.

Other notable findings from the 2013 U.S. Membership Profile include: Leisure travel nights during the prior 12 months have increased from an average of 22 in 2011 to 24 in 2013. Approximately 65 percent of total annual leisure nights were domestic (15.9 nights) and 35 percent international (8.4 nights).

The number of members owning points-based products increased to 35 percent in 2013, as compared to 22 percent in 2009. Nearly four in 10 (38.8%) cite Bermuda, the Bahamas, and the Caribbean as the leisure destination of choice within the next two years. 36.5 percent plan to visit Europe and almost one in four (24.6%) plan to travel to Mexico during the same period.

Timeshare Travel - Luxurious St. James Place – An Interval International and RCI Favorite

Located in the heart of Beaver Creek, Colorado, is the dual-affiliated mixed-use resort St. James Place, which enjoys both II Premier, and RCI Gold Crown status.

Accommodations range from large hotel units to an incredible 4-bedroom that sleeps 12.

This is one of those great places where you can walk out of the condo door and up the heated plaza (less than 100 yards) to the main ski lift, and ski-in access trails pass right by it.

The four properties that opened this summer include:
1. Le Clos du Rocher is situated in Les Eyzies de Tayac, the heart of the Dordogne, an area renowned for its dramatic landscape and UNESCO World Heritage prehistoric sites.

2. Les Demeures Torrellanes is less than two miles from Saint-Cyprien in the Oriental Pyrénées between Spain and Andorra — close to prime beaches on the Mediterranean.

3. Côte Vermeille, Les Demeures de la Massane is Located at the southernmost point of France, within 20 minutes of Perpignan, at the foot of the Albères mountains.

4. Côté Green (see photo) sits on an 18-hole golf course in the 444-acre Domaine de Fontcaude greenbelt located in the town of Juvignac in the Languedoc-Roussillon region.

5. Le Domaine de la Corniche will be situated in the Calvados region of Normandy, famed for its cider and gastronomy, as well as beautiful landscapes, sandy beaches, and historic sites. Located minutes from the town of Deauville, it will be convenient to the iconic Mont St. Michel and other points of interest.

6. Domaine de Bacchus will be located steps from the centre of the town of Saint Christol in the Languedoc region. The Provençal-style resort is situated less than half a mile from Saint Christol’s winery cooperative.

Cape Verde Islands Resort Group Vacation Club Added by Interval International

Interval International Names Director of Resort Sales and Service for Western Region

He is based in the Las Vegas office and reports to David Callaghan, vice president of resort sales and service.

In this role, McGill oversees Interval’s presence and directs the day-to-day sales and service activities in the states of Arizona, California, Nevada, Oregon, and Washington. He is responsible for providing service to Interval’s existing affiliated resort clients, as well as building Interval’s developer client base in those markets.

“We are extremely pleased that Chris has joined our resort sales and service team. His sales and marketing experience in the timeshare industry has already proven to be a considerable asset, as we continue to grow our business in the western region,” said Callaghan.

McGill began his sales career with QM Resorts, where he was employed from 2001 to 2004. He then served as a staffer, campaign manager, and executive director for a number of Nevada public officials. He earned bachelor’s and master’s degrees in political science from the University of Nevada in Reno.
