The plans show construction of 27 new buildings, and each will contain 12 timeshare units.

“The continued modification of the facilities at Massanutten Village is of extreme importance to the entire county both from a tax basis, an employment basis, and the general welfare of the county’s basis,” said Attorney Clark on behalf of the timeshare company during an interview with WHS TV.

Tips for Renting Floating Timeshare Weeks

In general, when you are looking to rent a timeshare, you’ll notice there are two different types of weeks: fixed and floating. With a fixed week, the owner will have the same week each year (i.e. week 52 or week 35). Alternatively, the owner of a floating week can choose any week they want, within a given season, and dependent upon availability at the resort.

When planning your vacation and searching for timeshare rentals online, you can tell if a week is fixed or floating by the availability dates listed. Fixed weeks will have a specific seven-day period shown, such as Dec. 21, 2009 - Dec. 28, 2009. Floating weeks display a much longer timeframe of availability, such as Sep 25, 2009 - Dec 31, 2010.

When renting a floating week, you’ll want to be sure to contact the owner and ask them to check with the resort to determine if there are any date restrictions (i.e. holidays). Also, keep in mind that just because the week you want is listed on the site, it does not necessarily mean that the unit is available at that time. This is because the resort is also taking requests from other floating week timeshare owners. You must have the owner contact the resort to verify that your preferred week is still available. Weeks fill up early, so it is best to plan your vacation and attempt to book floating weeks as far in advance as possible.

It’s Art Festival Time in Laguna Beach

Summer is here, which means it’s time to travel to California for an annual visit to historic Laguna Beach, to see the art festivals. Does Your Police Department Offer Vacation Watch?

Summer is here and many people are getting ready to pack their bags and go out of town on vacation. It’s always fun to plan for and go on a trip, but, many worry about leaving their homes unoccupied. One item on your preparation checklist should be to call, visit or go online to your local Police Department to sign up for their free "Vacation Watch" program. Many don’t realize that their police department may offer this free service.

When you sign up for this program, a police officer will check the exterior of your residence daily during the dates you specify when you are out of town. If any sign of forced entry or unexpected change (such as storm damage to your property) occurs, the police officer will refer the information provided on the form you filled out, and notify the emergency contacts you provided.

Chief Dwight Ingle, of the Clarksville Indiana Police Department, said that his department offers this free service. Police officers will drive by and check a house between one and three times a day while a family is out of town. “It makes people feel a lot more comfortable,” Ingle said. “It’s a good service for people.”

Extra police presence in neighborhoods can assist in deterring burglaries, but the biggest benefit of the Vacation Watch service is that people can be notified quickly if there is a problem. They also recommend that mail and newspaper delivery is stopped while you are on vacation and that you remember to leave key with one of your specified emergency contacts.

To see if your police department offers a service like this, give them a call, or do a search online for “vacation watch” or “police department vacation house checks”. Many of the police departments who do offer this service have a form you can fill out online, or you can stop by their office to fill out and submit your form. You must also notify them if you come back early for any reason. So, rest assured, relax and have a wonderful vacation.

How the Economy is Effecting Airlines and Travel

In a recent article from the Associated Press, it was reported that U.S. airlines are holding steady in this economy. This is due to the fact that many filed, or were close to filing bankruptcy in the last downturn, and they were forced to take a close look at their business. At that time, they reduced debt and cut labor costs so they emerged leaner and with fewer liabilities. This is helping them to weather the recession storm fairly well, though they are still faced with challenges.

Even with all those changes years ago, all the major U.S. Airline carriers lost money last year, except Southwest, and it is estimated that the worldwide airline industry will lose $9 billion this year. Even the reduction in the price of jet fuel is not helping because with no one paying for airline tickets, fuel costs are a mute point. Airlines are holding their own by stocking cash. Southwest has sold several jets and leased them back. US Airways Group Inc., and JetBlue Airways Corp. raised money by selling debt that could be converted to stock.

Reduction in passengers is the biggest problem. Noticeably people are traveling less. Business travelers have been grounded, or if they do fly are no longer sitting in first-class seats. Many personal leisure travelers are concerned about losing their jobs and have also reduced their travelling habits. In an effort to save money, American and Delta announced their plan to make even deeper cuts once the summer vacation season has passed, offering fewer flights or using smaller planes. Unfortunately, fewer flights means fewer jobs as there is less need for pilots, flight attendants and airplane mechanics.

Those who do choose to travel will be pleased to encounter some of the cheapest travel prices in years! Carriers have slashed summer fares in an effort to lure vacation hungry travelers out of hiding, so, for those who are willing, great deals are out there for the taking. This should be great news to those with vacation ownership, knowing that you can benefit from reduced airline fares as you book travel to your timeshare resort.

So, we can’t look to airlines to provide jobs to bolster the economy, but, it appears we can expect them to provide cheap air fare rates and if that will get people travelling again, that does help the economy through money spent in the tourism industry.

Timeshare Owners Concerned if Four Seasons Leaves the Aviara Resort


Broadreach, the owners of the Aviara hotel in Carlsbad, CA, and its operator, The Four Seasons Hotels and Resorts, are in dispute due to a claim that they are failing to run the hotel in a “cost-effective manner.” Those who own a timeshare at the Residence Club are concerned about what this means to their vacation experience. Many purchased their units due to the five-star brand the Four Seasons holds, and without that, their investment might be greatly reduced under a new facilities operator.

“People are definitely concerned, and everyone I've heard from is not happy about it,” said Steve Tuttle, who owns a week at the Four Seasons Residence Club at the Aviara resort. “You buy into a lifestyle that now has the potential to be seriously altered. I worry the maintenance fees may go up and access to hotel facilities could be altered.”

The Aviara resort is a luxurious property with 132 Spanish-style villas, upscale furnishings, an Arnold Palmer-designed golf course, tennis courts, fine dining, 5-Star service, and an “acclaimed spa”. Broadreach proposes to replace the Four Seasons with the much lesser-known Dolce Hotels and Resorts, a New Jersey company in which Broadreach has a majority stake. This dispute between Broadreach and Four Seasons is now in arbitration, which is scheduled to resume in late June.

Top Players in Timeshare Industry are Making Changes

With the recent economic downturn, the top players in the timeshare industry are making big changes to their business models. Here’s how Wyndham Worldwide, Marriott International and Starwood are tightening their belts.

Wyndham Worldwide
Wyndham is cutting a reported 4,000 jobs in its timeshare division due to a lack of financing. The company, whose brands also include Super 8 and Ramada, are estimating a drop in overall sales this fiscal year. They reported $2 billion in sales for 2008, and are expecting $1.2 billion in 2009. Financing options will be limited for those looking to buy Wyndham timeshares as well. Previously, if you were willing to buy a timeshare, simply signing the papers was enough to complete the transaction. But now a more stringent credit approval has been put into place and their 90% financing options are no longer available.

Marriott International
Many timeshare companies, such as Marriott, are now demanding that buyers have higher down payments and good credit scores to qualify for a loan. Only about half of all buyers are eligible to receive financing from Marriott, down from 80% previously. Also, the down payment required for a timeshare purchase amount has increased from 15 to 20% up from the 10 to 15% that was once the standard.

Starwood Vacation Ownership
Starwood reports the least amount of cut backs and changes. But, in an effort to “watch every dollar” they have reduced some of their owner incentives, like the free nights program.

All businesses, timeshare specific and otherwise, are riding out this economic storm the best way they can. It’s actually good that companies are being forced to take a hard look at their costs to do business. By getting out of their comfort zone and drilling down all aspects of their P & L, they will emerge running better and stronger than before, and when the economy does turn around, they will be in a better position to grow their business accordingly and add more value to their customers.
