I Need to Sell My Timeshare

So you’ve decided it’s time to sell your timeshare. If you're not familiar with the process, personal timeshare re-sales can be a daunting task. Follow these important steps to make the process go smoothly.

How to Sell My Timeshare:
  1. Gather Your Documentation
Find and review your ownership documents so you know what you actually own. Is your timeshare deeded, right-to-use, or a club property?

  2. Understand Your Restrictions
Are you required by law to give anyone the first right of refusal upon re-sale of your timeshare? Contact your resort directly to confirm your right to post your unit for resale on your own.

  3. Understand Your Costs
Find out what transfer fees, if any, your resort may charge you to transfer ownership to someone else. Some companies charge a commission when you sell your unit. Find out beforehand so you are not surprised during the process.

  4. Understand Buyer Restrictions
Find out if your resort imposes any restrictions on the new buyer because this is a resale transaction. Ie.) The Marriott Vacation Club International, does not allow a resale buyer to participate in their Rewards program.

  5. Describe Your Property
Prepare an ad description of your property, with photos, detailing as much as possible about: the type of ownership being offered, what is included in your sale and any restrictions if applicable. Online sites are very popular for assisting in these types of transactions. You can also try your local newspaper or check with your resort for re-sale options they may offer.

  6. Protect Your Transaction
Once you've found a buyer, you’ll want to protect yourself by running the transaction through a secure and convenient third-party escrow company that specializes in timeshare re-sales.
